A whole home remodel is won or lost on sequencing. Rough trades have to land in the right order, inspections have to hit at the right moments, and no finish work can start until the house is closed up and stable. When a job is handed between four unconnected subcontractors the schedule goes first and the budget follows it about a week later. We run the sequence ourselves, so there is one point of contact from the first day of demolition to the final walkthrough.
Since 2004 that has included new home construction as well as remodeling, and building houses from the slab up changes how you renovate them. You know what is behind a wall before you open it, you know what a structural change actually costs, and you know when the honest answer is that a wall should stay. It also means a whole home job here is not four separate projects sharing a driveway. The tile, the flooring, the kitchen, and the bathrooms are all being set by the same crew to the same standard.
Out here the work splits along the age of the house. In Terrell, Greenville, and the older parts of Rockwall we are opening up closed floor plans, replacing systems that have reached the end of their life, and dealing with decades of settlement on expansive clay. In the newer growth along I-30 the houses are sound and the finishes are thin, so the job is upgrading builder grade throughout the house at once, which is far cheaper done in one sequence than one room at a time.
